Project Management
Strictly project management with little or no physical work being provided by Cobrell.

Project Management is used when the design is complete, but the client wishes to be represented by a contractor, rather than obligated to a single contractor for the general contract, or when a project must proceed due to outside constraints and a general contractor has not be selected.

Fees are based on the cost of construction. (trade work is tendered and contracted seperately and directly by the owner) plus the Project Managers' fee, which is either tendered or negotiated.

This type of approach allows Owners a hands on approach with sub-trades. It can deliver budgeting and costing advantages through competitive sub-trade pricing and the straight fee process removes haggels and sometimes allows for reduced costs.
